Full job description Faros Properties has an opportunity for a Preventative Maintenance Inspection Technician for our Commercial Properties in Pittsburgh. The successful candidate will perform preventative, predictive, and inspection maintenance activities within Nova Place.
This is a full-time position. Working hours are 1:00 PM to 9:30 PM Monday through Friday. Start time is flexible.
This is a full time 40 hour a week position. Medical, 401K, Paid Time off, Holidays, and other standard benefits are included with this offering.
* Essential Duties and Responsibilities*
Take direction from the Maintenance Supervisor and comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and workplace safety
Perform assigned preventative, predictive, and inspection maintenance activities.
Check and operate exit/emergency lighting systems on a monthly basis
Check and report on fire suppression systems including hoses, extinguishers, and sprinkler systems on a monthly basis
Complete and document regular life safety and emergency systems
Check and report daily on the operation of elevators
Inspect drains, vents and supply lines, valves, sinks and toilet fixtures, and water fountains
Check, operate, and lubricate all entrance doors on a monthly basis; lubricate and clean hinges, closers, lock mechanisms, tracks, operators, and weather stripping.
Perform HVAC filter and preventative maintenance.
Assist in snow removal and operate snow removal equipment when necessary
Perform preventative maintenance items as directed
Assist with event support if necessary.
Report issues and trouble spots for improvement
Provide 24/7 response to property emergencies as requested by the Maintenance Supervisor, or Facilities Director.
Minimum Qualifications: To perform their job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
This position is physical and requires regular use of hands, fingers, walking, stooping, and kneeling. It requires employees to regularly lift and or move up to 75 lbs.
One (1) to five (5) years of facility maintenance experience is preferred but not necessary.
Strong organizational and communications skills, and the ability to write routine reports and correspondence. Effectively present information and respond to questions from managers, residents and the public.
Ability to read and interpret documents such as safety rules, operating, and maintenance instructions.
Ability to write routine reports, and the ability to speak effectively before groups of customers or employees of the organization.
The ability to utilize Windows based programs and email.
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
Ability to deal with problems involving a few concrete variables in standardized situations.

ESSENTIAL JOB FUNCTIONS:
Maintain continuous communication with each Front Desk Concierge between each shift, and Management and Maintenance concerning building issues, package information, resident requests, comments, or complaints
Review and update shift notes on an hourly basis and submit to Management daily
Maintain visual contact with the entry points at all times when not interacting with residents or guests
Answer phones and review the Front Desk Concierge email as directed
Announce leasing walk-ins, appointments, and move-ins and direct to the appropriate department
Announce all guests to residents prior to giving them access to the elevator area
Assist residents as needed and coordinate move-in and move-out procedures with maintenance
Accept maintenance requests from residents and enter into Yardi if applicable
Call designated on-call Maintenance personnel for emergencies and inform residents of the expected arrival time of the on-call personnel and their name
Respond and document all noise complaints, pet violations, resident amenity areas violations, and resident/guest violations
Log and tag any parking violations, and call the tow company when applicable
Pull keys for residents/vendors/guests, as needed
Organize, log, and mark packages
Keep lobby area and front desk clean and organized
Assist leasing and management staff with administrative tasks
Maintain open communication with Property Manager and other community staff
Perform other duties as assigned
MINIMUM QUALIFICATIONS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Ability to read and comprehend simple instructions, short correspondence, and memos.
Ability to add, subtract, multiply and divide in all unites of measure, using whole numbers.
Working knowledge of Microsoft Office

ESSENTIAL JOB FUNCTIONS
A successful Maintenance Technician is responsible for duties including, but not limited to:
Perform maintenance and repairs in apartments, specifically authorized by work orders and emergency situations.
Maintenance of vacant apartments (follow comprehensive check list).
Updates Maintenance Supervisor with outstanding work order and building issues.
Perform various preventative maintenance functions.
Performs on-call emergency service if required.
Maintain grounds and common areas keeping them free of trash and debris.
Provides snow removal to all areas of the property as needed.
Providing world class customer service.
Well-rounded skills in plumbing, electrical, carpentry, and HVAC.
OTHER
Ensure safe work practices are being followed by all maintenance staff.
Understands and complies with Fair Housing laws and standards.
This position requires personal contact with apartment residents. Proper conduct is essential at all times.
