ABOUT THE ASSISTANT MAINTENANCE SUPERVISOR POSITION::
The Assistant Maintenance Supervisor position is to perform property maintenance tasks and promote quality resident customer service. Primary responsibilities include hands-on maintenance of the community, the overall inspection, repair, and general maintenance of apartments and other interior/exterior areas.
ASSISTANT MAINTENANCE SUPERVISOR JOB FUNCTIONS:
Supervise employees in the Maintenance and Housekeeping departments, conduct performance reviews and administer discipline in conjunction with the manager of the employees within that department and in accordance with the Union contract, if applicable. Check, troubleshoot, and repair items in the following areas: Appliances, Plumbing, Air Conditioning, Heating, Boilers, Carpentry, Drywall, Electrical, Roofing, Pools, and other building maintenance items. Perform on-call emergency service as required 24/7 Manage work orders by checking status throughout the day, assigning work to complete work orders and update Maintenance Supervisor on outstanding work orders and any issues. Perform maintenance and repairs in apartments specifically authorized by work orders and during emergencies Maintain cleanliness and organization of all maintenance shops and storage locker areas Maintain all community amenity areas inside and outside, as well as grounds, common areas, parking lots and roadways to keep them free of trash and debris. Order maintenance and cleaning supplies Provide snow removal to walks and drives as needed and record all snow removal activity Provide world-class customer service OTHER JOB FUNCTIONS:
Understand the union contract to supervisor unionized staff. Ensure safe work practices are being followed by all maintenance staff Ensure that maintenance staff is performing to company standards and that service requests are handled in a prompt, courteous, and efficient manner Understand and comply with Fair Housing laws and standards Represent Company in a professional manner at all times Attend and participate in training programs as requested Assist with community sponsored resident activities and functions Perform other duties as assigned; MINIMUM QUALIFICATIONS:
Associate Degree (A.A.), or equivalent degree from two-year College, or technical school, or six months to one year related experience, and/or training or equivalent combination of education and experience. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to solve practical problems and interpret a variant of instructions in written, oral, diagram or schedule form. Strong organizational and communications skills, and the ability to write routine reports and correspondence. Ability to speak in front of employees and residents. Ability to calculate figures and amounts such as proportions, and apply concepts of basic algebra and geometry HVAC, lead paint, asbestos and mold certifications, OSHA 10 hour training preferred. ABOUT THE POSITION Busy property management office seeking enthusiastic, friendly, and hard-working Maintenance Technician for our property in Riverdale!
The Maintenance Technician performs all maintenance activities and adheres to all established policies and procedures to ensure all Fair Housing laws are followed.
ESSENTIAL JOB FUNCTIONS Complete apartment turnovers as scheduled per punch list provided Perform maintenance and repairs in vacant and occupied apartments per work orders Various janitorial duties Assist with after-hours maintenance emergencies per on-call rotation Assist with trash compactors on weekends Execute preventative maintenance items as scheduled Maintain grounds and common areas, keeping them free of trash and debris Assist with swimming pool maintenance Understand and comply with Fair Housing laws and standards Support the overall efforts of the community’s site team Provide daily feedback to the Maintenance Supervisor on vacant apartments, community appearance, maintenance issues, etc. Provide world class customer service Maintain open communication with community staff Attend and participate in training programs as requested Perform other duties as assigned
MINIMUM QUALIFICATIONS 1-2 years related experience and/or training or equivalent combination of education and experience. HVAC certification preferred. General skillset in plumbing, electrical work, carpentry, and appliance repair. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Strong organizational and communication skills – ability to effectively present information and respond to questions from managers. Must complete and pass Fair Housing training (provided)
